General Information

  • Q: What is ADCP?

A: ADCP (Abu Dhabi Commercial Properties) was established by ADCB in 2007 to manage commercial buildings. As of December 2023, it is part of Nine Yards Plus Holding under Ethmar International Holding PJSC.

  • Q: How many properties does ADCP manage?

A: ADCP manages over 1,700 buildings with approximately 47,000+ residential and commercial units across the UAE.

  • Q: Where are ADCP branches located?

A: Branches are in Abu Dhabi, Al Ain, Western Region, and Sharjah. Operating hours are Monday to Thursday (08:30am – 03:30pm) and Friday (08:30am – 12:30pm).

Leasing Services

  • Q: What types of leasing services does ADCP offer?

A: ADCP offers unit listing, new lease contracts, renewals, terminations, rent reduction requests, and transfers for both residential and commercial properties.

  • Q: What documents are required for a new residential lease?

A: Original Passport along with valid Visa of tenant and copies of passports with valid visas for all occupants, UAE ID, marriage certificate (if applicable), proof of income, cheques for payment, and additional documents for company leases.

  • Q: What is the management service fee for new leases?

A: A 5% fee of the rental value is applicable.

  • Q: Can I lease a unit on behalf of a company?

A: Yes, company leases require additional documentation including trade license and authorization letters.

Property Management

  • Q: What is the renewal process for residential leases?

A: Renewals must be done before expiry or within 7 days after. Late renewals incur a fee of AED 50/day from the 8th day.

  • Q: What is the termination process for leases?

A: Termination can be on expiry, early, or late. Each has specific steps including vacating the unit, maintenance clearance, and final settlement.

  • Q: What are the fees for late termination?

A: AED 1,000 plus daily rent and AED 50/day penalty.

  • Q: Can I terminate my lease early?

A: Yes, early termination requires notice and settlement of dues including penalties.

Lease Transfers

  • Q: Who can transfer a lease?

A: Transfers are allowed transfers can now be done for none first blood relatives like friends / coworkers

Q: What documents are needed for lease transfer?

A: ID and passport copies, marriage certificate, utility bill, tenancy contract, cheques, and additional documents for company transfers.

  • Q: Is there a fee for lease transfer?

A: Yes, a transfer fee is applicable based on the lease type.

Facilities Management

  • Q: How can tenants raise maintenance requests?

A: Via Call Centre, Property Officer, or ADCP Branch. All requests are logged in Yardi and categorized by issue type.

  • Q: What are common maintenance issues handled?

A: Electrical, plumbing, HVAC, cabinet repairs, leaks, and more.

  • Q: How long does it take to resolve maintenance issues?

A: Resolution time depends on issue severity and availability of resources.

Landlord Services

  • Q: How can landlords contact ADCP?

A: Landlords should email their requests to their respective PM officers.  

Q: What services are available for landlords?

A: Property listing, tenant management, financial reporting, and maintenance coordination.

Other Services

  • Q: What is the Tajdid service?

A: Tajdid handles lease renewals with a turnaround time of 5 working days.

  • Q: How can tenants request rent reduction?

A: Requests can be made up to 90 days before expiry for residential and 120 days for commercial contracts. Max 2 requests per term.

  • Q: What are the fees for cheque delays?

A: 1 week delay: AED 250 + VAT; 1 month delay: AED 500 + VAT.

  • Q: Can I request a payment plan?

A: Yes, payment plans are available upon request and subject to approval.
